Real Estate Auction: 177 Acres in Owego, Tioga County, NY
Binghamton, NY (PRWEB) June 16, 2006 -- Connelly Realty will auction two parcels of land for the Estate of Mary Niznik on Saturday, June 24 2006 at noon, following an Open House from 10:00 a.m.-1:00 p.m. on Saturday, June 17. Located in the Village of Owego, NY, in Tioga County, the parcels, which total 177 acres near NYS Rte 38, are bisected by Pultz Hill and Gaskill Roads, providing over 2500 feet of roadside frontage. The northern parcel at 79 Katchuk Rd includes a farm house, barn, two out-buildings, a 1/4 acre pond and woods. The parcel at 61 Pultz Hill Rd is rural land.
Real estate broker, Bob Connelly, who will conduct the auction on site, says the parcels, which will be sold as one, might be developed as a bed and breakfast for equestrians, could be converted into a gentleman's farm, or might even become a theme park or golf course. "There's plenty of acreage," he says, noting that "It's already got a good-sized pond." But he says, the 13-room circa 1840 farm house with 20th century addition, needs total restoration. The beam and plank construction house is electrified and heated with an oil-fired hot air system, but says Bob, "It hasn't been occupied during the winter for the last five years."
More likely, these parcels, which are readily accessible by road, rail and air, will become part of the solution to the housing shortage fueled by Tioga County's recent burst of economic development. In recent months, new employment opportunities -- including 750 jobs at Lockheed Martin's Owego systems integration plant, 400 at Best Buy's distribution center in Nichols, and 375 at the Tioga Downs Racino, also in Nichols -- have created a need for more single family residences and condominium housing in the region.
Bob's predicting a lively auction for what he calls "affordable land in the well-regarded Newark Valley School District." He thinks it's hard not to be charmed by the gently rolling land with its pond, hay fields, and stands of timber. He sees the modest taxes -- combined school, town and county taxes were less than $5200 in 2005 -- and renewable oil and gas leases on the properties as bonuses for any buyer.
Bob and Sallie Connelly, whose business includes antiques, auctions, appraisals and an art gallery, have been conducting auctions in the Binghamton, NY area for more than 30 years. This real estate auction will be held on site at 79 Katchuk Rd and 61 Pultz Hill Rd, Owego, NY by Connelly Realty, with Robert J. Connelly, Broker, as agent for the seller only, not the buyer.
